If you drive West Broad on a weekday, you have probably noticed the pattern without naming it. GreenGate keeps announcing chef-driven sit-down concepts. Short Pump Town Center keeps filling its restaurant vacancies with fast-casual and specialty retail. Both sides of that split are being shaped, in large part, by the same Richmond operator.
That is the story of Short Pump this year, and it changes what a regular Wednesday night around here quietly means.
The GreenGate pole picked up a proper Italian room
The headline opening at GreenGate is Civita Italia Ristorante & Bar, from EAT Restaurant Partners, in a new 7,000-square-foot building at 3401 Haydenpark Lane. If you have been driving past the construction on Haydenpark for a year wondering what it was, that is it.
The concept is not casual. EAT began work on the site after buying the 0.2-acre plot for $1.2 million, per Henrico County records, and the menu is being driven by EAT chef Kevin LaCivita rather than a specific regional Italian style. Civita is a reunion for EAT president Chris Tsui and LaCivita, who worked together on The Blue Goat, the snout-to-tail Near West End restaurant they opened in 2011.
Two things follow from that for anyone who already lives around here.
First, if you were driving to Scott's Addition or the Fan for a chef-driven Italian dinner, you can stop. The address is now inside GreenGate.
Second, the choice of GreenGate over the mall for that kind of concept is a signal. GreenGate is being positioned as the sit-down pole. That has been happening since the 75-acre Markel Eagle mixed-use project opened its first wave with CycleBar, Carytown Bicycle Co., Mellow Mushroom, and Starbucks, and Civita is the clearest confirmation yet of where that development is headed.
The mall pole got a sushi room and a lot of turnover
A mile east on Broad, the Town Center is doing something different with its restaurant real estate. Lucky AF opened in the former Baker's Crust space at Short Pump Town Center in late June 2026, the first of three new local restaurants EAT is opening this summer. Lucky AF started as EAT's modern sushi concept in Scott's Addition in 2020, and the Short Pump location is the second Richmond outpost.
The pricing tells you what the mall is being reloaded for. The menu runs bento boxes from $22.90 to $26.70, poke bowls from $15.90 to $19.90, and rolls from $6.70 to $23.70, including a Boujie AF roll with tempura lobster, filet mignon, and four styles of caviar. Lucky AF Short Pump sits near Lehja and is open daily for lunch and dinner.
A specialty roll approaching $24 at a mall address is not a food court substitution. It is a bet that a Town Center dinner slot will get the same treatment a GreenGate reservation would. Here is how the two poles are lining up this summer:

That third row is worth flagging even though it is not a summer story. Kura Revolving Sushi Bar, the largest revolving sushi chain in the US, is planning to open in the Short Pump Station shopping center, and it would be the first real weeknight anchor for that corner if it lands.
The retail reshuffle you'll notice on your next mall loop
The dining changes are the loudest, but the store-by-store turnover inside the mall is the part you will actually see the next time you walk in for a return.
- Lululemon is expanding into the vacant Kay Jewelers and former Kate Spade storefronts near Crate & Barrel. A mall spokesperson said the reopening in the expanded footprint is anticipated in the fall and will more than double the store's size at the mall, which opened in 2011.
- Loft is moving upstairs. Loft is relocating to a second-level space next to White House Black Market that was formerly Talbots, which closed in March. Talbots and Loft share a parent company, KnitWell Group, which also owns Ann Taylor next door.
- Vuori, Alo Yoga, and Tecovas are moving in. Alo Yoga is going into the former Schwarzschild Jewelers store, Tecovas into the old Fabletics space on the first floor, and Vuori into Loft's current space per a building permit. Fabletics has relocated to the upper level.
- Rocket Fizz is coming back to the Richmond area. Rocket Fizz is expected to open in the former Great Steak space on the upper level, marking the return of the franchised candy and soda chain to the Richmond area after its Carytown store closed in 2022.
- Sandbox VR is going in upstairs. The virtual reality franchise is planning to open near Dillard's on the upper level, as Francesca's winds down amid its ongoing bankruptcy.
Read the list from a distance and the shape is athleisure and experience. Vuori, Alo, Lululemon, Sandbox VR. Two of the jewelry storefronts have already been converted to soft goods. That is not a coincidence. That is what happens when a mall recalibrates for a customer who is already there for the Whole Foods and Trader Joe's run and wants a reason to loop through Nordstrom.
The name behind both sides
Once you notice that EAT is opening Lucky AF at the Town Center and a second Lucky AF in Forest Hill by mid-August, plus Civita Italia in GreenGate, the operator starts to look like the answer to a question you did not know you were asking.
Once all the new spots are open, the group will have 16 restaurants in the Richmond region, plus a Wong's in Raleigh. A meaningful share of that footprint now sits inside a two-mile stretch of West Broad.
That concentration changes what "trying somewhere new in Short Pump" means. More often than not, you are trying a new expression of a group you already know.
That is not automatically good or bad. It is a fact about the operating market. If you have liked EAT's other rooms, you have a reason to be optimistic about the new ones. If you have wanted an independent operator with no relationship to a Scott's Addition kitchen, the openings this summer are not that.
The independents are still there, just quieter. Indian Aroma, from the father-son team behind several Chesterfield Indian restaurants, opened in the Short Pump spot formerly home to The Mantu. And Tazza Kitchen Short Pump, the original TK location, opened in 2013 on the Far West End. Tazza is not new. It is the baseline every newer patio in the area gets measured against.
What a normal Short Pump weekend looks like now
Here is a practical way to read the changes if you already live inside a five-minute drive of the mall.
- Date night for a real occasion now defaults to Civita Italia at GreenGate rather than a drive east.
- Wednesday sushi with a friend has a mall option that did not exist in the spring.
- A rainy Saturday afternoon at the Town Center will feel different by fall, with Lululemon roughly twice its current size, Alo and Vuori open, and Sandbox VR upstairs.
- A candy run with the kids has a Rocket Fizz again for the first time since the Carytown location closed in 2022.
- Long-run projects to keep watching: Kura at Short Pump Station and the office expansion inside GreenGate.
None of that changes the reason people picked houses here. Short Pump is still Short Pump. What it does change is the answer to "what do you want to do tonight," and for a neighborhood whose commercial identity has been synonymous with a single mall for a decade, adding a second working pole two miles west is a bigger shift than any one opening on its own.
